There is a general rule of thumb that 1-4 Units in a Building can be a Personal Residence but 5+ Units is Commercial.

When the nasty scrunt claimed her 5-Unit Building was 4 Units, it put it into the 'Residential' category.

THAT is fraud. And if it was a Loan backed by a Federal Agency like FHA, it is a Federal Felony.

Having been a Real Property Appraiser for over 20 years, you are correct. Up to 4 units is called residential income property. Over 4 units is a commercial property.
