I think you better rethink your Independence. 35.5% of the net revenue of the state is dependent on the federal government. Without that support the state of Texas were no doubt collapse financially. Nearly 200,000 people live and work for the federal government in the military and that brings 75.3 billion dollars into the economy each year. Another 150,000 federal workers work within the state adding 26.9 billion dollars to the economy. All those bases would be gone. All those federal jobs would be gone. Texas would be high and dry, and the US would probably not have a mutual defense pact with a state that succeeds from the Union, it might even cause another war. The devastation would be beyond belief for today's technology and advancement. I don't think you want to go there, but make your foolish bravado stance. It might make you feel better about your life and your choices.

Actually the increased costs of everything, especially insurance, has made those costs increase despite the dire warnings that this real estate will slowly but surely succumb to the waters that surround them. You just have to look good as a short-term investment that's all.
