NEVER at any time did the customer be asked to value his own property. NEVER did I use the assessment figure either. No client ever gave numbers other than they hoped for a value they liked. But the appraiser has the sole job of stating the value. We used 3 ways to come to a conclusion as to value. Again, nothing the customer or client wanted or said mattered at all.
Maturity is the cure.
