Your citizens ARE your country. The well being of your citizens has a DIRECT correlation to the well being of your country. That's a wonderful myth but it isn't what really happened. The housing bubble didn't happen because Congress wanted everyone to have a home, it happened because Wall Street saw an opportunity to make BIG bucks. It wasn't first time home buyers of limited means who created the housing bubble, it was middle class people buying second and third houses to flip or as investment properties. It was those purchases which drove up prices, and those people who lost everything in the crash. It wasn't fixer uppers at half their previous asking price that flooded the market after the crash, it was two storey monster homes, mini-mansions, and upper middle class homes.

Last but not least, the entire housing industry works on commission. From the real estate brokers who work on commission and only get paid when the deal closes, to mortgage brokers who get a percentage of the loan as a commission, which is then added to the mortgage, and is paid to them on closing, and the title insurance companies. All of these people work on a percentages of the deal. All have a vested interest in closing the deal, and because of derrivatives, none stood to lose anything if the deals went bad.

Once mortgages and derrivatives were deregulated, Wall Street was actually pushing sub-prime mortgages. The interest rates were higher so they could offer a higher rate of return to investors, and the commission fees for placing the mortgage were so much higher.

As an A+ borrower with a large downpayment and an excellent credit history, mortgage companies will compete for my business. I don't need a broker to shop for me and if I use a broker, he/she will only get a few hundred dollars commission for my mortgage. I'll also qualify for a prime rate of interest, so the returns will be smaller but then so is the risk.

Sub-prime mortgages command higher interest rates, which is attractive to investors. Yes the risks are higher as the borrowers are less than A+ and you're relying on inflatation to keep the value of the house ahead of the value of the mortgage, when you're underwater as a lender to start, but at 4X the rate of return of prime mortgages, well, what's a little risk? They also command a much higher brokerage fee because the broker has to sell the lender on the idea that you're good people who won't default, despite the thinness of the numbers.

I've done a lot of deals where the broker received a $5000 commission on a subprime $50,000 first mortgage. As a broker, are you more interested in these big money commissions on sub-prime mortgages or getting $600 commissions doing business with low risk people. Brokers were openly encouraging customers to lie about their financial situations to the lenders, and the lenders didn't bother checking. The lenders didn't care because they were selling these mortgages to the derrivatives markets and making big commissions. And Goldman Sachs didn't care because they were getting commissions on the derrivatives. One Wall Street brokerage gave lenders shit for making quality loans and demanded that they make more sub-prime loans because they were so much more profitable that mortgages made on sound lending principles. Right up until the day the bubble burst.

When I was a banker, I was a mortgage specialist. As a law clerk, I was a real estate and mortgage specialist, and I know how banking and mortgage lending work. I had to bundle and prepare my loans for sale to third party investors - pension funds, large trusts, etc. I have a really clear eyed understanding about what happened in the sub-prime fiasco and this framing of the housing bubble as being caused by poor people buying homes is utter bullshit. Wall Street used the laws set up to help people in economically deprived areas purchase homes, but they used these lending practices to lend to middle class people buying second and third homes, who shouldn't have been given loans in the first place.

A lot of people who are pro-choice claim they only support abortion up to 24 months, now the push will be for people to accept abortion past 24 months with the disclaimer of not supporting live birth abortion.

I know a few on here are already saying killing a new born baby won't get killed because the mother doesn't like the way it looks.

I could very easily see older women who have multiple children be pressured to consent to a live birth abortion of a baby born with a handicap out of fear.

I would be curious how people who work in delivery babies would feel if such a law past? Would they be able to participate in killing a live baby, or even work for a hospital that had such a practice? Will nurses be expect to console mothers and tell them they made the right choice?
