FALSE! SOME tenants don't care for the property. Millions in New York have done well with their buildngs for a CENTURY.Many tenants do not properly care for the property they rent. When they damage it, and call the landlord, if he can't increase his price, he is likely to say, you damaged it, you fix it.
Tell your landlord you like the place and will care for it. Tell him he will cause you to move. Many landlords have a kind heart.

The building I was raised in was built in 1908 and under rent control since the 1920s. It and the whole neighborhood of buildings are still there, occupied and fully functional. h
Here's a recent picture of the New York block I was raised on, and lived from 1946 to 1967 (visited until 1977). Hardly looks a bit different than it did 80 years ago.

With brick homes, it is the interior that needs the maintenance, not the exterior other than the roof.
