What is the reason why the price of housing is so expensive?

Before Covid the price of buying a house was way cheaper now the price of buying house is really expensive like really expensive now.

Some people say it is because of an inflation and others say it is because of high immigration.

If you look at Wikipedia the immigration is not that much more under Biden.

If you look at immigration numbers there almost at 900,000 immigration every year coming to the US.

That almost like city of Dallas every year being built.

The housing shortage is because of corporate ownership of rental properties.
