What is the reason why the price of housing is so expensive?

Before Covid the price of buying a house was way cheaper now the price of buying house is really expensive like really expensive now.

Some people say it is because of an inflation and others say it is because of high immigration.

If you look at Wikipedia the immigration is not that much more under Biden.

That almost like city of Dallas every year being built.

Yeah, naturalization is not how you count immigration. That's like basing census numbers on how many ate at Waffle House.
 
Housing is so expensive because affordable houses aren't being built. Cheaper homes don't provide the property taxes needed to address the problems that the people that could afford them are creating.
 
Naturalization is legal immigrants that become citizens....get a grip.
Many are false citizens. They pass all the tests but in their hearts they are still citizens of their home countries. In fact, they send nearly a $Trillion 'back home' each year, thus helping to collapse the U.S. economy. All immigration from third world countries should be suspended until we get our economic house in order. Remittances should be severely limited as well.

Housing is so expensive because affordable houses aren't being built. Cheaper homes don't provide the property taxes needed to address the problems that the people that could afford them are creating.
They're not building anymore Levittowns.
 
There are many factors that have been building for a while.

Materials are more expensive. Cutting down high quality timber for centuries left slim pickings for new construction. Fuel to make and deliver housing products is more expensive. New houses are commonly built with garbage materials, designed to fall down in 10 years, and then the buyer needs a new house again.
Competent construction workers are scarce. Untrained workers with nail guns do plenty of unskilled labor, but that is still physical work, and there is plenty more that requires training and certification, in an era when kids have been told they should learn to code or do something at desks.
Corporations and investors saw the profit and went on a buying binge of everything they could get.
That binge started another housing bubble. House prices will climb still higher, and then crash, again. But this pop looks like it will be worse, with other bubbles coinciding to make a harsh time for most of the nation.

It started with individuals buying up fixer-uppers and repo's back in the 1960's and holding them as rentals. Then, the "flippers" got involved which drove up the prices as well. Now, corporations have formed to gobble up homes of every sort to hold as rentals. Sadly, it will take legislation to solve this problem.

You would think the lack of affordable housing would discourage low skilled immigrants from coming here. Where do these people live?

Is it there close to 5 million illegal immigrants in the US.

I thought that chart shows close to 900,000 immigrants every year coming to the US.

Not counting gottaways its likely even more. The good news is last year 2.6 million were deported or self deported.
