When their lives are so miserable, they want a strong figure to save them. It's okay, he can break the rules. I'm sure he'll stop once he's in complete control. I'm sure this is just temporary. He won't go too far, I promise. He's the only one who can fix this, so it's okay.

The term 'recapture' is misleading. It is the government that recaptures revenue lost through depreciation.

Are you sure that "if you are in a higher tax bracket when you sell you will pay more in taxes than you saved by depreciating the property"?
 
Most real estate appreciates even if it falls into disrepair. When sold the IRS recaptures what you saved in taxes by depreciating the property by taxing the amount that you depreciated it by as ordinary income. And, if you are in a higher tax bracket when you sell you will pay more in taxes than you saved by depreciating the property.

But your not taxed on profits, until you've received them. The tax deductions for expenses and depreciation are written off annually.

From an accounting standpoint you are conflating depreciation with a loss of retail value.

Trump is doing that now at the Federal level, DeSantis at the State level.

I am looking forward to a Vance/DeSantis primary in 2028.

I personally knew a guy, a former Hippie from Portland, that got somewhat rich being a slumlord.

We have lots of illegals in Florida. Lots. So he'd buy a run-down house in a shit neighborhood and rent it out, BY THE PERSON, to illegals. Not by the house, by the person.

So let's say he paid $120k for the house (a stretch), normal rent for a house is 10% of its value per year. In his case, $1,000 a Month. But he'd rent it out BY THE MAN, for $500 a Man per Month. Sometimes he'd have 8+ guys in there. They paid him by the Week or Month, depending, IN CASH.

The killer part is, they were grateful as hell. Never had any trouble with them. They'd come up for a few Months, make enough money to go home, spend it all and come back a few Months later. Rinse, lather, repeat.

The 'recapture' is taxed as ordinary income. If one sells their income property after 20 or so years, it is likely that their income is higher. Unless of course they sell after they have retired and thus could have a lower income. Another caveat is that the money saved through depreciation was invested, which would mitigate losses as well.

Absolutely. I profited greatly from owning an apartment building for 18 years. It will fund my retirement. However, when I sold it, I paid taxes on the appreciated value and on the depreciation recapture.

How about a Limited Partnership? Or a C Corp? The people I know are just doing it as a Sole Proprietorship. I think. I don't pry that much.

I live in South FLorida where there are more Real Estate Transactions in a day than some States see in a year. I know plenty of people that do very well buying, selling and renting Real Estate.

We currently have a POTUS that did okay in the Real Estate Industry as well. My Wife, I, my Boy and many of the people I know are, or have been, in the Real Estate Industry in one form or another for decades.

But we're in Florida. Kinda hard to go wrong in Florida. People that buy, sell, rent property in shitholes in NE, Kaliphony, Rocky Mountain Hype or the North........ Well, they're idiots.

Florida, Texas, South Carolina, Tennessee...... I dunno about too many other places, although I'm sure there are. But that's where you put your RE dollars. Not in the Shithole States. Any place where dimocrap FILTH have control, you can be sure of one thing -- They will run it into the ground. Dee-Troit is still giving houses away. For $1. No takers, though. Not that many stupid people around anymore

DeSantis would want to be on top of the ticket. If Trump isn't successful, it will likely hurt Vance's chances.
