Got a newsflash for you. Even here in rural NH, lot sizes are starting to get smaller...a lot smaller.
And this article only talks about housing within a half mile of MTA stops. Not the entire town(ship).

EDIT - In my small town in southern NH, they have put up no less than 8 - 30 unit apartment complexes in the last three years. And it's anything but affordable housing.
