On the subject of Greenland, we have a lot of misinfo about "climate stuff." Arctic Ocean is growing. That is why Arctic Sea Ice is going down. When it was a nice tight area around North Pole, the sea ice was safe. Now, it is further out, and more water comes in and out of Arctic Ocean. For the 2005 and 2007 Arctic Sea Ice melt events, there was a culprit, the culprit for the growth of Arctic Ocean and for the sea ice melt...
So will the "Northwest Passage" fully open. It should, eventually, but Greenland could influence the timing of that.
Greenland is real estate. OK. But is it something more than that. Is it an ICE AGE and what does that really mean? CO2 FRAUD misdiagnoses everything deliberately. The definition of "ice age" used by the media, CO2 FRAUD, and most of the public is wrong. This is the correct definition.

And yes, Climate Change on Earth is about the amount of ice on Earth, and those continent specific ice ages are the drivers of Earth climate change, not trace gasses in the atmosphere. Greenland froze while North America thawed. CO2 and Sun eliminated as suspects.
What is Greenland? Greenland is a 1-2 million year old continent specific ice age, with 700k cubic miles of ice, thickest part just more than a mile thick.
What is Antarctica? Antarctica is a 40 million year old ice age with 8 million cubic miles of ice, 90% of EArth's ice, with thickest part 2.9 miles.
Greenland had been moving NW due to the angle of the fault at the center bottom of the Atlantic Ocean. Recent tectonic growth spurts in the Arctic Ocean push Greenland south, and both seem to be engaged in a "tug of war" over Greenland's future tectonic path, making it difficult to predict.
To value Greenland properly as an investment, we need our best tectonic experts to "predict" where Greenland will move. If it stays within 600 miles of the pole, it will continue to manufacture an new ice layer on top, as it has for a million straight years. The continent will remain in ICE AGE until it moves out of that range. Hence, the valuation difference. If the Atlantic Fault is "still in charge" Greenland has another 10+ million years of ICE AGE.
Since we only have two active ice ages, it is worth noticing what the ICE AGE does. It digs. It digs out everything until it hits bedrock. It grows ice, and the ice digs. That's what it does, that's all it does, it doesn't feel pity or remorse, and it will not stop, ever, until it moves outside of 600 miles to the pole.
These are the sea level maps of the two. And a big reason why "tectonic plate direction" matters in valuing GREENLAND...
The Vikings farmed the southern tip of Greenland until the 1400s. Notice most of that land is still left. For now...
Antarctica is, like, really dug out, and notice that the 2.5 mile thick ice is way past the coast, meaning you build military bases on the coast of Greenland, and it continues WNW, well, the ice will eventually bury your military base... and that's the point.
