I've discussed this issue in the past with a lot brighter people than yourself. Only in two places were they able to point out areas where minorities moved into white neighborhoods and crime levels remained the same along with property values. And those were upper-class areas where only the wealthy could live.

Other than that, every other place experienced higher violent crime rates and property devaluation when minorities moved in, mine being one of them.
