You have to take a few things into account.

The areas where illegal aliens are currently living are unlikely to be the most attractive neighborhoods for house-hunting US citizens.

A very great many illegal aliens live in buildings owned by legal US residents. If the illegals leave, that doesn't mean the owner will necessarily sell.

Gentrification could change the outlook, but that takes generations. Trying to push or hurry gentrification often works out badly.
