Unhappy landlords.

Alot of landlords in the NYC area have issues with lowering rents to keep buisnesses in thier stores. Maybe this has to do with property taxes, but alot of them seem to not budge on rent costs, and thus have thier tenants move out and lose thier income altogether.

Alot of landlords in the NYC area have issues with lowering rents to keep buisnesses in thier stores. Maybe this has to do with property taxes, but alot of them seem to not budge on rent costs, and thus have thier tenants move out and lose thier income altogether.

Commercial landlords are incredibly sticky about rents. Some of it is from the banks; if you don't project enough rental income, they call the loan. It's better to have vacancies than to show average rentals below break even.

Actually more firms close due to rising ecommerce than big box stores. Borders and Blockbuster did not go out of business because of WalMart. In fact I drove by a closed WalMart today. WalMart and Target got into the grocery business to get out of the way of Amazon, Ebay and other ecommerce sites that were eating them alive. Amazon is trying to figure out how to get into the grocery business and there are no doubt others.

WalMart is a visible target but you should look at the ads on your screen for the real target. Walmart as boogieman is simply CT. Just read their same store earnings and you will realize that they ain't going to be around 20 years from now at least not in North America.

We have a fully leased 20 bay strip mall 300 yards from the Walmart entrance. It was 45% vacant when we acquired the property in February. We could fill another 10--15 bays in six months with the people we had to turn down (and don't think we aren't looking at a couple of adjacent properties!).

Not one of our tenants is in a line that directly competes with Walmart or is in an industry Walmart is likely to move into in the near future.

Store owners are idiots. They think the rents they are asking are up to market today. Um. No they aren't. Times are tough. Businesses have a hard time making a living trying to attract customers, plus having to pay overhead AND rent and usually the rent is just flat out obnoxious. So instead of renting out the building cheaper, they leave it empty and use it as a knock off on their taxes. They just flat out don't give a damn.

Our little town has the same problems. Same buildings empty for YEARS. All because the landlords that own those shops that are vacant don't give a shit.

Many regulations exist because of the lobbying efforts of big business. They support regulatory measures to prevent competition.

Well, as a matter of fact, the problems in the UK are EXACTLY the kind of problems facing us here in the USA.

Big Brother running everything and throttling free enterprize. And, they are encountering severe shortages in the pocketbook as we area.

If anything, this is a sign of what socialism brings.
