Communities formed by agreement are HOAs. They have their place. There are people who refuse to live under HOA rules so they choose not to live in such places.I am sure you're being sarcastic...so I just want to ask what your beef with my idea is? The people are divided and no longer make decisions for the good of all. Just on the good of the tribe.

Today, the way socialistic communities solve problems of self induced shortages is to take what they need from the unwilling. Right now it's to raise taxes on the productive. A few changes here and there and it's raids on the next door covenant community.
