If the bank fails to get their own appraisal then they did not "reasonably rely (an element of a civil fraud claim) upon the representations of the borrower. Most importantly, there was no fraud generally because the loans were all paid back. These statements are dispositive of the fraud claims even if you assume that the values were being being fudged with the intent that the misrepresentation was knowingly false and made for the purpose of inducing the bank to make the loans.

Do banks typically trust your judgement or do they typically check your credit score and claimed assets for big loans? The bank isn't complaining. Do you know why? They got his business and got paid. You act as if the bank did him a favor by loaning him the money or that any bank is doing you a favor for accepting your loan application. Banks live off of mortgages and Trump's was quite large. If I go to 5 banks in my area looking for a 5 million dollar loan, provided I have good credit, they will all jump on it and even battle for the best rate they can provide, as long as my assets cover the loan, which in Trump's case they more than did.
