Clearly Biden voters didn’t think their vote through. Care to argue? Do you really believe that we would be in this situation with Trump in charge? If you are honest with yourself, you don’t.

The govt already told us we don't really own our private properties anymore when they decided they could cancel rental payments to fight a flu.
Right. It's crazy to try to manage rental property in these times when in a moment the renters can just live there free while you pay the mortgage, and while they destroy the property.

My stepson has been fixing up a nice house and wants to sell it soon; his wife wants them to rent it. They do have a lot of experience managing rental property, but times have changed. We think that would be a bad, bad idea given what is going on now with evictions forbidden for non-payment of rent.

I agree with you, however I don't think Cortez is very important. Switzerland is made up of Cantons and is very diverse.
Not the same size in population or land size, so you can not expect the same result and Cortez is the future of the Democratic Party…

You're absolutely right.
RE prices are still at historic highs but a crash is coming unless Blackrock has the resources to keep this bubble from bursting. Their move into residential housing helped fuel these unsustainable appreciation rates that have made the avg home unaffordable to the avg buyer.
Rising rates will shrink the pool of buyers who can afford to purchase at every price level but the market, while definitely cooling off, is still running hotter than normal.
Taking the cash out now is the safe play. It would probably take years of rental payments to equal the cash out equity they should receive at closing now but they should get it on the market soon.
Since rona, rental properties are a much riskier investment.

Agreed, and we're worried he'll wait too long to sell. There is a lot of noise about a falling housing market. However, their business, not mine! :omg:

The longer they wait, they tighter the market is going to get.
When bubbles burst, prices can drop quickly & dramatically. Like the 2008 subprime crash, it's just a matter of time.
I'm a rancher now but my $ came from RE. I don't trust the market at all anymore

Here, Himself is substantially in cash. We expect a recession and a bad plunge, since the business channels constantly predict it.
