Biden Proposing 5% Cap on Housing Rents

I just DID move. TWICE. It gets pretty tiring, when you're 78 years old, and partially disabled. How about instead, landlords don't jack their rents up to the moon ? Why are we being so nice to them ?

I'd rather be nice to my ex-coworkers at Sam Ash Music, who are out looking for a job now, thanks to the greed freak landlords.
How about instead, landlords don't jack their rents up to the moon ?

You are 100% right brother. It is, of course the most important issue. The cost of homes is the cost-of-living. Things are so astronomical in this country. We all remember the coronavirus and other words more tough version of the flu and how the politicians locked us down, unnecessarily and destroyed the economy. Perhaps one of the most heinous things in human history that could’ve been avoided.

The price of homes are still so astronomical that the middle-class Americans cannot afford a home in 99% of the country.
Nor can they afford to rent a house, or even a small apartment, wherein median rents range from $1500/mo to $3000/mo.

Nor can businesses keep up with sales cut down to bare bones, due to the reduction of disposable income in the community, due to massively increased housing rents. What previously would have been $$$$$$$$$$$ being spent on furniture, cars, sporting goods, clothes, etc is now going to extreme rents.

Absolutely trump shd counter with 3% rent cap rate. As a counter to the blood thirsty corporations that buy up blocks of houses and then rent them out at astronomical prices, which is against Christianity. So this is some serious stuff here this is the most important issue in this country.
Amazing how many posters in this thread cannot see that, and instead rally themselves around the landlord culprits. Then they throw words like socialist and commie around.

No socialist or commie has evr been as much of threat and damage to US business as are these idiots, and their real estate price gouging pals.

This exactly. Frankly, I’m surprised there has not been more of an aggressive response from the American people to the fact that we have seen home prices literally double in a year. And with that, of course, the price of rent has skyrocketed too.

All because of that garbage response to the “coronavirus”.

Businesses have been very greedy in the aftermath of the coronavirus not all of them but certainly many of them. As have some landlords. And they make up the excuse just like you said “oh they need the money”. To hell with that. How do those people even live with themselves?

And the reason why there hasn’t been enough pushback I believe it’s because a lot of young Americans are doped up on marijuana. They’re happy living a shit hole existence living in some tiny apartment surrounded by walls … playing video games watching porn all day. They have no drive for motivation and that is what corporate America loves.

I just wish things were like they were in the 1950s…. When it came to the jobs we had, the patriotism we had, the way people dressed and conducted themselves, community values.
AMEN!!!

It only affects CORPORATE LANDLORDS. And they own less than half of rentals in this country.
Read a story several months ago, Blackrock in NY has been buying up fixer uppers and renting them to illegals through some type government incentive program.
Boomer estate homes around the country getting bought up quickly by corporations, killing the market for first time home buyers.

My sister had three houses that she was renting out. When Covid hit, she still had to pay the mortgages on those houses, but didnt get a penny from the renters. I just cant feel sorry for you, who planned for retirement and allowed others to handle your money. I planned for bad economies and have planned for good economies.

yeah but you made our rents go up from 1175 to 1800 making it too expensive for a Floridian to live on a Floridian wage. Houses are now over 400k that would sell for 30k back in the 70's and min wage was 3.35 an hour.
And who keeps raising minimum wages again?

In 1988 i bought my first house with a 10 3/4% interest rate. Just cant feel sorry for today's precious snowflakes. And it wasnt Florida that caused the housing costs to necessarily skyrocket, but the rich people from Californication and New Pork City, who felt that Democrap policies were too overbearing on them, so came to a tax free state. Blame the Democraps on that also.

OK, well something has to be done. Simply because we have seen an astronomical increase in the price of homes to buy or rent in a very short period of time. Not normal. This is a extreme situation which requires an extreme response. Maybe you can figure out that response?

Because this country ain’t what it used to be in terms of having a strong middle class or dignified society. Our middle class has been crushed, and we have all sorts of left-wing filth in this country, like men getting naked in front of children in public places.
Something absolutely DOES have to be done. I am probably one of the harshest critics of Joe Biden and Democrat lunacy in general, but this is one scenario where Biden is on the right track on a very important issue.

Regarding the idea that rent capping stops real estate development, and the smug way many posters casually throw it in here as assumed fact, I have 2 things to say >>

1. in conjunction with a 5% rent cap, Biden is also proposing a massive input of $$$$$$$$$$ for construction of affordable housing. If posters would read the links posted, they would know that.
2. I was born in the largest population city in America (New York) in 1946, which was under rent control for a long time. I watched the city grow up all around me. High rise apartment buildings seemed to pop up everywhere. People used to complain how they blocked the view, and the sunlight.
Instead of just latching on to the common ideas floating around (much of it propaganda from the real estate industry), they may try going to New York City, and talking to older New Yorkers, who KNOW about building constrution, with or without rent control, and they will learn a few things.

You know when the brown turd Obammy thought that the government should take over the College Tuition Loans, did that help the average American? If you allow the government to control the free market, soon that market is going to punish you.

Except that "The Projects" were tried before and ended up as a major disaster for crimes, drugs and the complete destruction of the nuclear family. And if Joe Bribem really cared, he would show solidarity with the poor and put up units in Martha's Vineyard, but he wont.

Yet how easy it is to forget the results of that government control.

The city's subway system was regarded as unsafe due to crime and suffered frequent mechanical breakdowns. Prostitutes and pimps frequented Times Square, while Central Park became feared as the site of muggings and rapes. Homeless persons and drug dealers occupied boarded-up and abandoned buildings.

For many people living check to check all their lives, there was nothing to plan for "retirement". You struggle through your youth and middle age, and when you get old, you have a few things to show, but not too much.

And God help you if anything goes really wrong, as they so easily do.

The government is nowhere near controlling OR DAMAGING the free market and us businesses, as much as the real estate industry is doing. They have already put thousands of businesses out of business (including some national chains), and those of us that are still in business, we are suffering major sales reductions.

The government can be of assistance to us in this situation.

This proposal is potent. There are 112 Million renters in America (34% of the total population).
There are also 32.2 Million businesses. Together these translate into a ton of votes.

If Trump does not reciprocate and propose a rent control law himself (of 5% or lower), he could be handing Biden the election. After the astronomical rent increases of the last few years, to renters and business owners, this is the most serious issue in America. Both have taken a huge hit economically, by the enormously higher rents.

"I'm from the government, and I'm here to help".

Good lord! It's Biden's ridiculous open borders policies that caused a good portion of the problem to begin with.

What's your point ?

I'm not talking about government control in general. I'm talking about SPECIFICALLY control over out of control landlords, who are wrecking the lives of renters and business owners. Get it ?

Of course that is true. But that doesnt mean that a totally different government action is bad.

Then you and those others, made very poor life decisions, relying on others to take care of you. I have relied on my skills to create a wealth management that enables me not to be a minimum wage guy anymore, living a very comfortable lifestyle. Take some risks and the rewards can make life easier.

Taking risks involves moving beyond the status quo to take advantage of new opportunities and gain more rewards. This often requires overcoming our personal emotions and sacrificing time, energy, and even money to create a better life. Being a risk taker doesn’t mean you are reckless–when you take calculated risks.

And when the landlords can no longer afford those buildings because they lose money, is it going to be the government that comes in and takes control? Oh boy, how is that healthcare doing since Obammy took over?

All you're doing here is repeating the standard old landlord line that says they need the increase to cover their costs. This might have been true in the past, with moderate increases, but over the last 5 years, it's a new and totally different ballgame, with rent increase of 100-200% common.

No landlord needs to raise rents $1000-2000/mo. This is insane. I hope Trump follows suit. I'm a Republican, and I've voted for Trump 3 times. I don't want to see him lose because of this. It could happen.
Have you ignored or just been totally ignorant of the increases in prices of EVERYTHING?
