I worked with a guy that decided that rental properties was a good investment. He believed that renting to section 8 tenants was the way to go. According to him, if the tenant failed in his responsibilities the gov't would handle any problems. I retired soon after he made the decision--I wonder how it worked out for him.

I've I never dealt with section 8....
Just luck I think. I have been told by others that I cannot refuse them simply because they are section 8. Fortunately I've never had to be tested that way.

Owners take pride in their property and it shows.
Renters don't give a damn, it's not theirs and it shows. (Mostly)

As a veteran landlord of a good number of rental units I can tell you this is a terrible idea.

I go out of my way to make sure my tenants are not oppressed by what I charge. At the same time I have to face increasing expenses from the insurance companies, the municipalities and the tax man.

I'm in a good position debt-wise.... Landlords who are not will be forced out in favor of large corporate ownerships.

If you think the rent is unreasonable now wait till they get a hold of it.



Renting houses is a huge and complicated issue.

You don't have to do it. The more people who rent, the harder it becomes to buy a home. If everyone with spare cash suddenly started pumping their money into buy houses and condos, then prices go up massively and it's impossible to get your own place.

China had this, people bought loads of apartments, then the govt said they'd tax second apartment ownership, and prices dropped massively. Though rent is super low because they have so many apartments and their population is shrinking.

In places where that isn't the case, then the value of a house or apartment will be way too high.
 
San Francisco has been doing this for decades. It's a double edge sword depending on the city. No rent control, eviction for lower income folks will rise to make room for those willing to pay. There are no shortages of payers in SF. Problems, there are plenty. Owners don't bother to upgrade or doing preventative maintenance. Evicting a tenant is 10X tougher than pulling lion's teeth. Shut down during covid, tenants living rent free for years. Owners' interest? They may as well play Russian roulette. The city don't care since tenants outnumbered owners by a very wide margin and that's where the votes are. Officials can get away with this and selling the diversity gift.
 
I gave up being a landlord over 3 decades ago, because i could see the system had everything stacked against me via 'libtard policies'......so my sympathies to you folks that still operate a targeted biz.......~S~

According to democrats you are one of those big greedy selfish landlords for wanting to take people's money and raising rents when your costs rise. Therefore, you must be taken down.

Agree 100% .. you never know how a tenant is going to "live," and with some state laws, evicting tenants can be a nightmare.

Airbnb .. maybe .. rental unit .. absolutely not.
Try evicting a Couple with a School-Age child. Good luck.

We had one couple that, when they made breakfast every morning, they'd crack the eggs and just throw the shells behind the stove. Pigs.

Drive down a street in any neighborhood and you can easily pick out the Rentals.

But, there's more Tenants than there is Landlords so guess who scum of the Earth dimocrap FILTH will side with?

Some Renters are wonderful. Some of them love where they live and take good care, really good care, of the property. They're not the rule, they are the exception. But they're out there. Not that many, but they're there.
 
We had to evict one. Took nearly 5 months. Ended up without 5 months rent and a few thousand to bring it back up to speed.
Yep. My cousin dumped his rental property and his blood pressure came down 20 points. One tenant cost $30,000+ in damage, and this was 20 years ago. (He also took the globe off the kitchen light, shit in it, and left it on the counter.)
Yeah....in Massachusetts eviction is almost impossible....it can be done but the minimum retainer for a lawyer is about 2.5k just to begin the process.
At that point...might be easier to hire some leg-breakers for $2500 cash...
