Don't even rent to friends, or ESPECIALLY don't rent to friends! Hubby rented the small apartment in the basement to an old college buddy and his wife, who figured there were no rules since they were friends.

Always a couple months behind on the rent, to start with.

Yep. My cousin dumped his rental property and his blood pressure came down 20 points. One tenant cost $30,000+ in damage, and this was 20 years ago. (He also took the globe off the kitchen light, shit in it, and left it on the counter.)

At that point...might be easier to hire some leg-breakers for $2500 cash...
