Flanner is a planned development from years ago, 16th St to the North, 10th to the South, Fall Creek to the West, MLK St to the East. Has 200-300 homes and a High School Crispus Attucks. No house has ever sold for 259K there. Her last appraisal comps is from a brand new development where new construction is 250K-300K. Called Riverside,

Agent has zero to do with appraisals. It’s done by a 3rd party appraisal company hired by the lender generally.

It also begs the question what would be in it for the appraisers who gave her a fair housing appraisal by low balling it? These people are on salary or get paid by the hour. There is nothing in it for them.

The last appraisal company are the only people suspect here. I don't know the area nor care to. What I do know is even in the most affluent white neighborhood, no house more than doubles it's value in three years.

It is a lousy neighborhood. Right around the corner in a house for sale - price?? - $124,000.
If she gets this loan she will be in financial ruin. She will be grossly underwater.
It is not worth near $295,000

There is something wrong with the last appraisal they have, and all the defense has to prove is that her house is only worth what the two first appraisal companies said it was worth.

If anyone wants to know the legal appraised value of their property, they don't have to bargain shop a bunch of companies.
Check the appraised value of the property as set by the Tax Accessor's Office, if it isn't current, request an updated assessment.

They will send someone out there to take a look at it, and they won't low-ball it ... :thup:
