I have a 500k house on the 6th fairway in a top ranked master planned community in Katy Texas.
You couldnt touch a house like this in say California for less than 2 million.

And that is almost double the average home price for that city, thus you paid more for the good neighborhood of being on the 6th fairway.

It's cheaper to live where no one wants to.
Uh huh... it is no coincidence that these same cities have high homelessness and illegal renting.
There have been plenty of articles and expose' on California's rampant illegal "garage rent" units, multiple basement rentals etc. where many-many folks can't possibly afford housing.
Compare that to folks who very much want to live in quieter areas, and are not interested in the noise and rat race of city life.
 
This just in.....people like living next to or close to the ocean.

Wow that sounds pretty cheap.

I'm about 45 minutes from the coast.

Texas has very affordable housing. The house we bought 16 years ago for 380K is now worth 500k.
We have a four car garage,it's on the golf course and of course a pool and hottub it's just shy of 5K square feet.
