Same deal is essentially there with Jordan as well. Possibly ceding a bit of territory to fill out the West Bank.
But both Egypt and Jordan will want stability and security as much as Israel does. So they will want a transition govt in which they play a role. Essentially having the 3 neighbors CREATE a state for the Palestinians and slowly releasing it to independence..

You are probably referring to this propaganda photo. These "sand dunes" are the beach and some are still there as part of Tel Aviv and Jaffa beaches.

With the general palistanian negative attitudes toward making life better for themselves, this is, indeed, a factor of importance.That doesn't make sense. The Sinai is already inhabited to the extent that it can support people. If not - more people would have gone there, or been bred there. It is a desert. And let's for argument's sake say they took it. Maybe even discovered there was oil. How long before Egypt 'reclaimed it's historical land'? Nah. It would make no sense.
