Ok so not that I necessarily am doing this but friends are. They wont cancel student loans so whatever.....

They cant evict you. DONT pay rent. I haven’ in like a year. SAVE that money. An eviction is bad on credit. SOOOOO just ride it til the final month then just move out voluntarily, pay the original break contract fee.

You bank thousands of dollars and no eviction on record. Thank you President Biden, landlords have abused and oppressed us for centuries, its past time we have universal housing

Free market right??? I didnt pass the eviction law. Im just saying those who suffered under this system now can make it work for us.

Right now OUR president says i dont have to pay rent, and theres a way to avoid the eviction label once this moratorium comes to an end (hopefully not til 2022 or 2023)

And once you eventually do move out and pay the break contract fee, if you played it smart you’ll have $15,000-$20,000 you saved from not paying rent, plus $5,000 or so in stimulus, DOWN PAYMENT on a house!!!

and if the utilities are included in the rent?

When those utilities are turned off because of non payment because the landlord doesnt' have an income, who are you going to blame?

Not the free market, and the break contract fee is for leaving the lease early while fully paid up on your rent.
 
as a former property manager....you not only are losing rental income but you are having depreciation going on by the minute in the rental property then you have deferred maintenance (the worse thing that can happen to a property)...i see both sides of this issue...reduced rents would help but no rent is not the solution....on the other hand are you going to create a wave of homeless families as big hedge funds are buying up houses for sale and converting them to rental properties forcing more to live on the economy and make the road to homeowner ship much harder...plus who is going to move into all these vacant units...which will be vandalized by pissed off renters leaving...there are not people moving much now...i dont know the generational verbiage but people living with parents arent just going to suddenly move out.....so you are going to have a wave going out and perhaps not a wave coming in.....first/last/security amounts to a good bit of coin when moving in....there needs to be a solution that enables both parties to move on without permanent damage

reduced rent..tax credits to property owners for missed income...

is there going to be a 4th stimi?

You vastly underestimate the other side of this issue.....most of your legislators are also landlords.....I wouldn't be too sure about that. I have always been ready for this kind of thing. I never purchased any property that needed the rent to make it work...the rent was always extra.....I always bought with that in mind. I don't like it but at least I can survive it. IMO rent should not be allowed as an income source when tabulating a loan liabilitiy.
I always thought that was foolish.
