I drove through Phoenix a few years back on my way from Grand Canyon to Tucson.

Lots of homeless.

I want to keep my franchise another 4-5 yrs but Vegas is unlivable

Some where around the great lakes. There is a reason the guy who shorted real estate is buying land around the great lakes like crazy. The reason I will allow you to figure out for your self.
