We will never get the cost of housing down until we go back to the levels of per capita construction that we had in the 1960s and 1970s.

Prices and rents are based on supply and demand. When the supply gets restricted as is shown in this chart, prices and rents will rise accordingly.

There are many factors to the problem, with one big one being all of the illegals living in the country, which have to live somewhere, driving up housing costs.
 
Nobody wants a 1K sq ft "starter home" and if they did no builder wants to build them given the price of town lots.

In my town a .25 acre lot is near 100K....Now they put two three story town homes on a lot and charge 450K for one unit.

That's where we are today.
