TX couple with MN roots buys house to rent out.....covid hits and it went from like new to a dumpster. They say they are going to fix and sell it,,,but why...with market slowdown and the cash needed to fix it you probably would be better bulldozing it and selling the lot.
 
First mistake was accepting section 8 tenants. They have no skin in the game & I've rarely seen one that doesn't completely thrash a property in short order & good luck ever collecting from the or the govt on damages.
Second mistake is they need to bulletproof any rental.
Low end & easily replaceable materials. Vinyl tiles are easy to replace when they tear them. No ceramics, wood or carpets. They will all be ruined.
Laminate counters can be replaced much cheaper than granite.
Cheap appliances & fixtures. They break them for fun.
Going even medium end for section 8 is insane.
Fix it quick & sell it fast before this giant housing bubble bursts
