Given the abject desperation I heard in his voice on that phone call, I'd have to say it's the legal issues he's worried about at this point. The moment he steps out of the WH at noon on 1/20, his umbrella of protection evaporates. And he knows it. He could issue himself a blanket pardon but I don't think those would protect him from a charge of treason or sedition. And they certainly don't protect against any state criminal charges or civil litigation. Again, he's going to spend the rest of his life dodging legal issues.

I agree that his legal immunity, and his immense ego, are partly to blame for his attempt to cling to his position. But I believe the biggest reason is the loss of the profit engine that he has made the executive office. For one, his hotels have made a killing, rather it is selling rooms to the Secret Service at inflated cost, or selling them to foreign diplomats and businessmen eager to curry favor from Trump. The "family" business has made a fortune hawking US citizenship to Chinese nationals who are willing to pay inflated prices for Trump properties in order to "purchase" that half million dollar necessary investment for citizenship. But most of all, the only real "asset" Trump owns is his name. He sells it to various developers and product distributors, and being the president has propped up the value of that name to a great degree. By "losing", he loses that value, and it is possible that the value could be totally destroyed by the legacy of destruction his tenure is leaving behind. More than anything, he is attempting to at least forestall that decline in value.
