Capital gains, if any, are only collected when an asset, like rental property, is sold and a profit is realized. Until then the value is 'uncertain', as we have seen in the past when housing values collapsed.

I always hear and read these theories but; I would like to know where it's been done successfully. I can show you many, many places where it was tried and failed. Wrecked economies abound in the cultural trash heaps of the world.

Let's allow a smaller country to show us the way. Like, um -- Say, the USSR, National Socialist Germany. Argentina comes to mind, as does about 50 other failed experiments.

No tax system anywhere, ever, in the past, now or in the future will ever be perfect. They all suck.

At least ours motivates people to innovate, invent, be efficient, create...... Most other tax systems encourage people to go underground, which does no one any good.

We should "lead" not follow the examples of small irrelevant countries.

Do you honestly think spending and NOT tax cuts, is the reason our debt is so high? You do get that tax cuts create deficits all on their own if spending stays the same right?

No this was not tried in the Soviet Union. Not even close. There was no private propertly ownership in the USSR to be taxed.
