As someone that is constantly fighting back the hordes of transplants (through zoning opposition) here about 60 miles west of DC I can tell you flat-out that the reason for "white flight" out of DC and into what is now the blue-burbs of NOtVA in the 70s was because of blacks and the assorted ills of trying to placate them. That's not even open to question so let's move on....

In the early 2Ks there was white flight out of certain burbs like Sterling Park, Virginia due to "recent Hispanic immigrants" taking over.....They moved, almost en-masse down RT-7 to the Ashburn Village area about 10 miles west.....It was really weird at the speed it emptied-out.....Two to three years tops.

White flight is not as noticeable now in NOtVA since the explosion in population after the W years but I'm sure it's still taking place. Many of the white neighborhoods inside and just outside of I-495 (beltway) are almost entirely Hispanic Barrios now....For some reason all those white people went somewhere instead of staying.

Meh, I just think "white flight" (it could be any color) is a natural state of being when the public school systems get filled with undereducated kids and they have to "slowdown" to accommodate them along with increased violent and property crime.....It's not a natural state of being in a civilized society so the people with the means to do so leave for greener pastures to live among those that they have more in common with, which IMHO, is a perfectly reasonable course of action.
