As a practicing Catholic ... then ... you know you lie to yourself ... starting with violation of building code ... those are enacted as law, therefore they ARE the law ... are Catholics allowed to violate civil laws? ... better to say "I ran an honest business" ... with honest profits ... I know how that's done ...

How would you protect the average homeowner ... someone who doesn't have a network of honest contractors? ... or would you rather they go without protection, more honest profit for you ... for example, by voting against gay rights in housing, you trap all your gay tenants, none one else will rent to them ... more honest profit? ... I did this exact thing with house cats, one and all, Krazy Kat Lady is trapped, no one will rent to someone with 6 cats ... [ka'ching] ...

I laughed when I wrote the insurance check right after the 9/11 attack ... I'm sure you remember THAT particular premium notice ... my agent was shocked, how could I be happy with such terrible news ... simple ... I double the added cost, divide by 12 then divide by the number of rentals ... and raise rents accordingly ... doesn't cost me a penny ... 100% margins are honest, right? ...

No reason the average homeowner cannot also surround himself with honest people including honest contractors. As I said, good draws good; bad draws bad. I have been referred the names of many great tenants over the years by my tenants, whom I treated right. I got great tenants; they got a great landlord. That's how it works.

How does an average homeowner know? ... how do you know building code? ... do you include "fully insured and bonded" as an element of honesty? ...

I have tales both ways ... and I've heard it all ... I've had to come in after others and fix a lot of crap as well ...

The electrician makes an honest mistake, it happens, the house burns down ... who pays? ... the electrician bankrupts and no one pays? ... not sure I like that idea much ...

I turned off the breaker labeled "Water Heater" like a good boy ... last thing to do when replacing an electric water heater is hook up the electric ... which arced ... the full 220 VAC ... the good news is the electric heater wasn't working so wasn't much to fix ... stupid electricians ...
