It completely subjective. That's why banks have appraisers and even their valuations are subjective. I know that because I took appraisal classes years ago. Would you like to explain how the Tish James prosecution came up with their 18 million valuation of Mar A Lago? I'd like to see the comps for that property!

According to Pulte, in 2023 James granted Shamice Thompson-Hairston power of attorney to make the Norfolk property, purchased in August of that year, her "principal residence," despite James actually living and serving as attorney general in New York at the time.

When you took appraisal classes, did they say you can write down any number you want or did you have to have a defensible rationalization for your assigned value?

Appraisal value is usually determined by comps. You find other properties that are similar to the property being appraised and use the selling price of those to determine what the value would be. I'd like to see what comps the Prosecution used to arrive at a value of 18 million dollars for Mar A Lago. The other two methods to appraise would be Replacement Cost and Highest and Best Use. None of those methods are going to give you a value any way near that which Judge Engeron accepted as fact. To be blunt? They pulled that 18 million dollar number out of their asses and there is no "defensible rationalization" for that assigned value!

Did you not get the memo, Ted? That penalty was just tossed by an appeals court of 5 judges...4 of which were appointed by Democrats! It was THAT egregious a decision! The conviction itself is under appeal and that will also be overturned.

Mar a Lago was not valued at 18 million by the judge. They were merely comparing the tax appraisal to the stated value.
The problem with the valuation of Mar a Lago is that they pretended that it could be sold on the open market as a private residence or be subdivided. It can't.
That's fraud, to represent a property in a factually false manner.
You cannot pretend it's completely subjective. It's not. There's a method and a process.
