Manipulation for an Heritage

There is a person in my entourage who manipulates elderly people who are well-off, I explain every time I am with this person, she talks about the fact that those people should sell expensive objects, sell their houses, I think she want to ask for money , she wants the keys of the main house to take care of the house but she does nothing. And this person is nice, too nice.
There is an heir in the history, but I believe that if he does not pay attention he will lose his heritage, see a part.
I allowed myself to tell him for his good, but no one sees anything.
Have you ever experienced a similar situation?

That is true, elderly peoples need confort and protection but i have the way of seeing those who want to take advantage of a situation. i never being wrong when i meet someone i could tell a lot about the way the person is really.
It happen with my sister she meet a man and right away i did not like him he seem nice but he was violent.
