The left coast will lead the parade as has been traditional since @ 1933. A bubble if it comes will be much smaller than the series of bubbles that revived Erik Estrada's fortunes. The 1976 S & L crisis to the 2008 meltdown means that no one born in 1955 or later has any memory of a non-bubble/bust real estate market. The only saving grace this time around is fixed rate financing. What will happen this time is unknown. What's you guess as to what will happen?
 
It matters not what the market does one must be able to pay the mortgage by earning money..
 
Huge mortgages not hampered by Off-Shoring, Business Visas and clamping down on Illegals.
Might be sustainable.

It matters a lot because if you're upside down on your mortgage you only have 2 ways out either you keep paying it or you foreclose. If you have equity because the market strengthens then you have more options available to you
