Squatters on Private Property

Conversing with the neighbors this weekend, one told me that he discovered a homeless squatters encampment on the property of one of our mutual neighbors who recently passed on. He said they had made quite a mess and were violating fire regs and bans. I had to laugh when he told me that the squatters claimed to be part owners of the property. He replied that he knew it wasn't true and we didn't call 911 in this area. He said he would return the next day and if the squatters were still there, "only one of us will be coming back down the hill" LMAO, next day, squatters were gone--a lot of trash that we disposed of, but no people or tents. How do you folks deal with squatters?

I had some in my property for 6 months back in San Diego.
They just decided not to pay rent anymore....because they know it takes months to evict bad tenants.

Later after I got rid of them....some squatters set up shop in my rental property and I had to call the cops on them.
Since they didn't have a lease they knew they couldn't stay......but I think Biden is trying to flood the country with squatters from Honduras so they can take over our properties.
They'll try to make it legal for them to stay because the needs of the many (illegals) outweighs the needs of the few.

After warning the squatters to leave, I would burn the house down and collect the insurance.
 
Squatters rights are different in every state.
Here in Texas, you have to be living in plain sight, on the property, take care of it and keep it clean, pay the taxes on the property, and have your mail delivered there. Depending on the county though, you have to live on it without any interruption from the owners for 5-10 years before you can file for property rights.

This is becoming a problem in my city as well. There was a homeless camp that popped up a few blocks from my rental property. They were there for 3 or 4 days until the Cops showed up. What a mess. They just move on to another location. Our city is overwhelmed, in one year the homeless population TRIPLED. Thank you Open Borders Biden.

One of my friends had a rental property that the tenant quit paying rent on. He left the property with a dog inside. My friend started eviction proceedings and after three months he prevailed. He went in to a trash heap and $50K later his $75K house was back in its previous condition. I wouldn't be a landlord for love or money.
 
I have had four times in 9 years that squatters we're on my property. The first time I just called the sheriff and they chased them off. The second time I did the same, but the squatters ran off, and the sheriff deputies took their stuff, including a van, and they had to appear in court to get it back.
The third time was more problematic. Those people cut two fences, killed a calf, and we're cooking methamphetamine. The sheriff's department called in DPS and the DEA. It ended in prison time for these people, and afterwards they are to be deported.
The last time was a few months ago. Those folks argued with me, then the deputies until they were convinced that they were not on the lot they were buying. That time almost ended in trouble, it was a couple in their 30's, and she threatened me with a pistol. She put it down after I raised my 12 guage. She was such a bitch I wanted to shoot them both, but I did not. After they moved over to their land, she attempted to apologize to me, but I declined to accept. To this day, they are banned from my land.

I was considering a lovely off grid piece of property in Montana until I learned that the heirs of the people who owned a nearby property were living there and cooking meth. I was close enough to wanting to finalize the purchase and I really dodged a bullet.

I guess it's pretty common in that county to find lots of meth labs on properties that are not occupied. What a headache.
