Wages Fail to Keep Up with Rising Housing Costs: Consumers Can't Afford to Own -- or Rent
Nov 7, 2014 — Americans are getting squeezed. For some, homeownership is simply not affordable, or it's plain impractical due to the need for career mobility. Some can't come up with enough money for a down payment, or just don't want to be burdened with the maintenance and expense of a home. As a result, first-time homeownership is at its lowest level since 1987, according to research by the National Association of Realtors (NAR). Even young adults who would like to move into their first home are finding it difficult to buy.
"Those finally in a position to buy have had to overcome low inventory levels in their price range, competition from investors, tight credit conditions and high mortgage insurance premiums," says Lawrence Yun, NAR chief economist. "Nearly half (47%) of first-time buyers in this year’s survey said the mortgage application and approval process was much more or somewhat more difficult than expected." But renters are finding it increasingly difficult to find suitable and sensibly-priced living quarters, as well. Nationally, rents rose 6.2% year-over-year in October, according to real estate resource Trulia. But in some cities, it's much worse.

"In Miami, Los Angeles, and New York, the median rent on a two-bedroom unit equals more than half of the average monthly wage, and it’s nearly that much in Oakland and San Francisco," writes Trulia chief economist Jed Kolko, in a monthly price report. "In all five of these least-affordable markets, rents rose 7.8% or more year-over-year. The rental affordability crisis is getting worse in the markets where it’s already bad – and that may hold until apartment construction brings more units onto the market." To make matters worse, the U.S. Census Bureau says average hourly wages have only risen 2% for the 12 months ending in September. Living costs are outpacing earnings for homeowners and renters alike.

Though there is some relief for consumers willing to relocate. Home prices have actually dropped year-over-year – if only incrementally -- in nine U.S. metros, including: Albany; Baltimore; Camden; Columbia, S.C.; El Paso; Fairfield County, Conn.; Hartford; Little Rock and New Haven, according to the Trulia price report. And of the 25 largest rental markets, the most affordable rents are found in St. Louis, Phoenix, Las Vegas, Minneapolis-St. Paul and Atlanta. In those cities, median rental rates for a two-bedroom apartment are generally less than 30% of the average local wage, an oft-quoted benchmark for the amount renters should budget for housing.
