That adds a whole different liability and the double sided fence was a good idea. This was especially true from my side, with the 90 lb German Shepherd having the run of the yard

Mine has the lock, locked, much of the time. I had the fences for years, before the pool. I did not want to come home and find some dead lil kid floating, and be sued, having a pool as an "attractive nuisance", without full privacy fencing. We had that feature. She was not invited. I put a padlock on the gate. For the kids, it was tougher on them.
I knowAuld Phart and Eman623 -- You can reduce your liability, but it doesn't remove it. From Progressive.com
Attractive nuisances, such as swimming pools and trampolines, are features on a property that can attract children and pose safety risks. Homeowners may be held liable for injuries that occur due to these hazards, making it essential to take precautions like installing fences and safety nets to reduce liability risks.

Sued for what? A kid sneaking into your pool?I studied law to get my Real Estate license and was concerned we could get sued.
No, had he drowned.Sued for what? A kid sneaking into your pool?
My gate had a way to lock it, but we had 3 kids and wanted them to enter and exit. We never invited strangers to bring their children and use our pool. We had home-owners insurance.isn't there a dreaded regulation that requires your pool to be secured? i would hope so - & why would any insurance company insure you without all safeguards to prevent someone from drowning & suing the **** outa you where THEY pay it out?
The home I owned was totally fenced in. We had no clue a mom would walk in and bring her kid.Had a large pool (on my rural property) and built a 6ft high 'non-climb' fence around it with a locked gate. Wife heard a little girl crying help!!!! The little girl climbed the non-climb fence!! She was frantically almost drowning!!!! She was from next door where there were 4 kids with no adults home. Brought the kids back to our house and their mother did not show up until that evening.
Some people are strange. The home I owned was totally fenced in. We had no clue a mom would walk in and bring her kid.
Well as an adult I have not had a pool. My parents had one. I was the one responsible for matenence. Back then it was a big pain in the ass. Ya, there were times I found people in it in the middle of the night. I would threaten to let my dog out. If they did not move fast enough I would actually let the dog out. Never did anyone try it in broad daylight. Never had one in adult life. Not worth the hassle.I was still a Real Estate agent and noticed a home for sale in our MLS that had what we wanted. Wife insisted the home have a swimming pool and it had a very nice pool. We closed escrow and moved into the home. She called me at work one day to inform me a strange woman had her child swimming in our pool. I told her to inform her to leave immediately. We did not want her child to drown and her sue us over it.
Have you had a similar experience and what did you do.
Pools are expensive to operate. To heat them, one sees a fortune consumed. Maintenance is cheaper but has to be done daily.Well as an adult I have not had a pool. My parents had one. I did not pay the bills on it but was aware it was expensive. I hear they are less work now a days but ya it was every freeking day when I had one . Even worse I was in Ohio. All that work and ya really don't get that many good pool days here. Big giant hassle if ya ask mePools are expensive to operate. To heat them, one sees a fortune consumed. And both are really stupid.Swimming pools and trampolines are considered "attractive nuisances" and TMK they don't afford protections like that. About the only way would be to put them indoors.
