I was still a Real Estate agent and noticed a home for sale in our MLS that had what we wanted. Wife insisted the home have a swimming pool and it had a very nice pool. We closed escrow and moved into the home. She called me at work one day to inform me a strange woman had her child swimming in our pool. I told her to inform her to leave immediately. We did not want her child to drown and her sue us over it.

Have you had a similar experience and what did you do.

We had a trampoline in the backyard. I came home to discover the neighbor had removed a board from the fence so his youngsters could use the trampoline when we were gone. That came to an immediate stop.
 
Build a fence around it if there's not one already and post signs saying "Private Property", "Trespassers Will Be Prosecuted", "No Public Access" and maybe even "**** Off!" (well maybe not the last one).

That would protect you legally from being sued.

6 ft privacy fence w/locked gate works for me.

Build a fence around it if there's not one already and post signs saying "Private Property", "Trespassers Will Be Prosecuted", "No Public Access" and maybe even "**** Off!" (well maybe not the last one).

That would protect you legally from being sued.
Swimming pools and trampolines are considered "attractive nuisances" and TMK they don't afford protections like that. About the only way would be to put them indoors.

Double-sided 6ft privacy fence worked for me, that and the signs outside on the fence saying Beware of German Shepherd.

Oregon allows hunting nutria anytime of year and without a license on your own property ... they're considered a nuisance species ... however, muskrat and beaver are regulated, so check your latest hunter's guide ...

ETA: I'm sorry ... you meant your wife ... try dinner and a movie ... candy and roses ... ask her to marry you again ... buy her a gun ...

In Canada as long as one has a lock on their gate they cannot be responsible for any harm done to anyone who ventures into ones pool etc.

Here is a crazy story from when I was in high school we read about it in law class. A guy became really drunk and climbed onto a guys roof during a backyard party. His pool was either completely empty or near empty and he and others screamed at the guy to not dive into the pool as it didn't have water, you can imagine every one yelling "get down Jim there is no water in the pool".

I don't know what possessed the guy but he jumped anyways and ended up a quadraplegic. He successful sued the owner of the home in court because "the owner should have known better and was responsible"

Explain THAT one to me.

We had that feature. She was not invited. I put a padlock on the gate. For the kids, it was tougher on them.

I studied law to get my Real Estate license and was concerned we could get sued.

The subdivision we were in had what is known as a 'good neighbor' fence. The fence board fasteners alternated every other 8 foot section.
I bought in an established subdivision without covenants or HOA. I wanted and built the solid double-sided privacy fence, myself, so it would be very difficult to climb from either side. This was especially true from my side, with the 90 lb German Shepherd having the run of the yard, until she passed, earlier this year. Now, I just have the fence and the "Beware of German Shepherd" signs.

Sorry to hear about the loss of your dog.

Maybe next year it might be time to get another?
