(I'm now even seeing 2BRs in some apartments at sub-$1,000)

This rental correction is due to a sharp drop in migration/demand, combined with a surge of new apartment development.

At this point, Austin has its cheapest rents on record relative to income.

Tell that to my goofy liberal nephew on my wife's side who just had to marry that woman in Ghana he met online. He married her, they moved to Austin, and had to pay through the nose for a house in Round Rock because they couldn't find anything in Austin.

Now they're divorced, she took the kids and the house, and he's stuck paying for it. But it's ok. The liberal nephew has found another woman from Ghana, and they got married too.

As predicted. It is supply/demand. Unfetered illegal immigration is artificial demand. Worse, new housing.supply cannot keep.up.
