I'm a regional VP where I work and my territory covers Las Vegas, where we currently live, as well as southern California, Arizona, and New Mexico. When we moved out here 13 years ago for this position we chose Las Vegas due to the lower cost of living, lack of state income tax, less traffic and also because my brother was a detective here with Metro. We've enjoyed our time here, but we're kind of over Vegas now. My son is out of college and we no longer need this house. Plus, this house was built in the mid-90s and the AC and air handler are original, so they're 30 years old and we're already on borrowed time. Replacing those will probably run about $15,000 and it would be nice if that could be the next owner's problem to deal with. We already had to spend $17,000 last year completely remodeling the master bathroom due to a leaking pipe.

I really like Tempe in the Phoenix area. My company has a large admin office there I can work at just a five minute drive from downtown Tempe or ten minutes by light rail. I could even walk if I wanted when it's not too hot out. There are a lot of really nice condos right in the thick of it and so much is in walking distance with the university nearby that we would hardly need to drive. Anyone in the Phoenix area? Do you like it there? We'd probably only be there for a few years. Ultimately, we want to move back east, somewhere in the south, and buy an old Greek Revival, Italianate, or Colonial style home and restore it.
 
My uncle has lived in Tuscon for 40 years. He loves it there.

I grew up near Palm Springs and no one had AC back in the 60's. You adapt to the heat.

I don't live in Tempe but have spent a lot of time in around there. It's a college town mostly with lots of conveniences. The light rail is great I took it many times safe clean and fast for getting around Phoenix. Hotter than Hell a few months out of the year so if you can handle that, it's a good place to live.

He already lives in Vegas. People from Vegas go to Phoenix in the summer to get away from the heat.

I lived in Casa Grande for a time. Winters were wonderful, but I can't take the relentless sun and heat the other times of the year. My people are mostly Irish. That must be why I like a high of 65. I always tell my wife I would like to live in an idyllic picturesque Catholic community like St. Mary's PA where the summers are cool. Now that it's below zero there, my wife says "How would you like it now?"

My Spanish speaking students don't believe me when I tell them they can already speak Japanese. Then I ask them how to say "house" in Spanish. They say casa, which sounds just like "umbrella" in Japanese. Then I go further and ask them how to say "one very small house" in Spanish. They say una casita, and I tell them they just said they are hungry. Usually a crowd pleaser.

I've spent considerable time in both Vegas and various places in Arizona. IMO, Arizona is much more beautiful than Nevada, and there's so much more to do.

I think it would be a good move.

Hottest place on earth. I couldnt do it but people love it. Good luck. I would expect people to take the AC replacement cost off their house offer for your current home though. Maybe you'll get lucky.

$15k for an A/C unit? Do you live in a 10,000 sq foot mansion and require a triple turbine unit? lol.

It would cost us significantly less for a dual heat/AC unit and I live in a police state. That sounds excessively expensive.

LOL. No, but shit's getting expensive. It will be at least $10k. There's the outdoor unit and then the air handler in the garage.

You'd be surprised.

When I moved in, my house, built in 1970, had the 2nd AC ever installed, a Ruud unit from 1996. That unit still heated and cooled fine, but it would leak VERY expensive freon coolant R-22 (think like hundreds of dollars a pound). Other than that, worked great. Even went underwater twice in floods and still worked.

So I changed it out in 2020 to a new Ruud unit. That damn thing has had 4 condenser fans (fans on the outside unit) changed in 5 years. The units built in the 1990's were built like tanks. My parents have a Trane from 2006. All original except for a start capacitor. Works perfect. The new Tranes are crap.
