When the cost of living in Texas begins to increase to the size of CA and NY. The more people that move there, the faster it will happen.

Prices are already through the roof here. Half the house sales are not to individuals but to rental corporations, and rents are chasing California prices. Same crap happened to Oregon. I'm hoping the heat wave and high electirc bills will drive people out as fast as they came in.
