This is how the problem of bad landlords can be fixed, to protect customers.


Make a law that says, you cannot rent out your personal property.
You can sell it if you want, but you can't rent it out.

To rent out your house, you must attend real estate school for the minimum number of hours required, where im at, its 60 hours.. and you must pass your real estate exam.

Your house must be Inspected, and Rezoned as an Apartment establishment, and you must hire a licensed property manager, and rent out your house through a real estate agency..

Then you can rent out your house...
Because THEN, its a business.. and must follow the laws pertaining to businesses, that ensure fair treatment of the customer.

And these are the reasons why.

Because you are not a licensed business, and you are renting your property, which gives you an unfair legal advantage over the customer.

Most individual landlords are ignorant of the law regarding businesses and real estate, and therefore do not see you as a customer, but as his inferior, going to real estate school will change the attitude, and the skill level in real estate, and if he is renting you something that is legally his, and not a business... you are his inferior, and my idea protects the consumers against that

Because inorder to protect the customer, your house must be brought up to the legal standard of a business that cannot do as it wishes with its customers.

Renting out your house through a real estate agency protects the customer, because the real estate agent cannot discriminate, and being as the house is now legally an apartment business, neither can you discriminate.

Can't discriminate through a Real Estate Agent or Property Manager eh?

My Property Manager was interviewing prospective tenants for my property in California and she tells me: "This one guy has a good credit score and good payment history but he's Hispanic". Funny thing is: She's Hispanic too!

I had tell her "I don't care about the racial make up of the Tenant, just the Credit Score and Financial History, if they have any rent related "dings". So stop telling me about their Race for God's sakes!"

Best Tenants: Military and/or Female. Worst: White guys with ATV's, Hot Rods or Motorcycles. They like to destroy garages.
