The cost of living has always crossed my mind as being a large contributor, which is why Canada has been accepting far too many immigrants for decades and it is now becoming a diminishing return due to the talent we have lost for generations primarily to the U.S.
If you build millions of homes and drive prices down, it will not impact the most luxury home prices but it will stabalise home prices for the middle class.
This is something that has been studied in a few Canadian universities and I didn't post the link as they are direct .pdfs but the U of Toronto and other Universities have had people study this link and it appears to be real.
