Some friends of ours had a class 3 sex offender move into their neighborhood at the worst possible time, right before they put their house on the market. They had 3 different buyers back out after learning about the perv, after each one agreeing on a lower price than the previous. They finally were able to sell their home to a childless older couple that didn't care so much about the perv, but still, the selling price was $25K less than what the first 'buyers' agreed to pay (which was also the appraised value). How's that for a kick in the pants? And there isn't fuck all you can do about it... legally.
