1. Landlords and developers are not the same.
2. New housing gets developed with or without landlords, with or without rent control.
3. New York City has had rent control for 100 years. In 1924, the population of NYC was 6 Million. Now it is 8.5 Million. Almost all of the 2.5 Million population increase has been living in apartment house rentals under rent control. MILLIONS of new buildings for rental housing over the decades, was built to accomodate the population increase.

Rent control is not left wing ideology. Most states with bans on rent control are blue states, and in Florida, business organizations and the Republican party (in support of them), are petioning for rent control.

The real "data" is the proof in the pudding. The proof in the streets. The hundreds of apartment buildings I showed in great shape, fully occupied, no problems, under rent control, and they've been this way for 100 years.

Rents aren't just going up. They have been SKYROCKETING hundreds of dollars per month. What do you think that does to consumers ? (whom we business owners DEPEND ON for our incomes.
Picture yourself owning a used car dealership, a furniture store, or a beauty parlor. And now look around you and you see rents going up $200/mo in one place. $500/mo in another. $700/mo hike in another. Yikes! And even $1000/mo (from 1500to 2500) in another.
You think this is going to have no impact on your sales? You're lucky if you still have ANY sales AT ALL, in the midst of this insanity. Sure, housing will keep going OK, as people have to have it. Same with food a gas, and electric. But 98% of all commodities ae not necessities like those, and these rent hikes are killing us.

Not hard to guess what happens to my sales with the whole countries' rents going up by hundreds of $$$ per month.
I also teach music (guitar, violin, mandolin, piano,& music theory). Since the rent explosion started 4 years ago, my music lesson sales have all but dried up entirely.
