I've had my house appraised. It was a flat fee.
There are firms doing that now. But when I sold my last place I got 3 firms in and sold it through the one who valued it highest. Mainly on the basis that he had the most enthusiasm.

We got our price eventually but it was quite stressful.

I own three homes, and all of them were appraised for a flat fee.

My late brother in law specialized in high-end home appraisals ($1 million-plus) in San Diego. He did it for a flat fee...
 
There is no way her house, which she bought for 100K in 2017, is worth 2.5 time more when the last appraisal was done in Nov 2020.....unless she did major renovations to it. That appraisal was also done 6 and 8 months after the other 2. Other homes nearby could have been renovated and sale comps could have reached 250K, but her house is not worth that is her house does not have similar renovations.

That lady also said that comps for Old Northside and Ransom should be included for Flanner. BS not if you can find comps for Flanner. She wanted comps for whitey gentrifier sales, lol.

Sounds like she was going for a cash out refi and needed a higher appraisal value to get money. Probably had very little equity. That bank might be working with appraisal companies to mitigate risk using their own unpublished actuarial data. All parties involved will be in trouble if that is found to be the case.

That's completely wrong.

She didn't apply at the same bank, she applied at three different ones, meaning all three banks used different appraisal companies.

Banks use private appraisal companies and their hope is to give you a loan. However the people that make the decision are not banks, but their underwriters. Underwriters are the people who actually give out the cash for the loan.

As mentioned by others, there is no way her house more than doubled it's value. Find me one black neighborhood where that ever happened. If anything, home values go down in black areas due to the noise, crime, and decay of houses.

To me it sounded like the last appraisal company wanted to make sure she got the loan, and way over appraised the house to satisfy the underwriters. It doesn't mean that's what the house was worth. Given what she paid, the amount of time between the original purchase and her re-fi, the first two appraisals were the more accurate ones. It had nothing to do with her race, especially as the OP pointed out it was a predominately black neighborhood.

You cannot say that with any confidence. She may have bought it during a down turn, or got a good price for a variety of reasons. The market was rising sharply when she had it valued. Maybe the third valuation was a bit high but property appreciates over time and it would have increased in value over 3 years.

Its worth a challenge in court.

Flanner is a planned development from years ago, 16th St to the North, 10th to the South, Fall Creek to the West, MLK St to the East. Has 200-300 homes and a High School Crispus Attucks. No house has ever sold for 259K there. Her last appraisal comps is from a brand new development where new construction is 250K-300K. Called Riverside,

She has a bad appraisal. Nobody would bey her house for that price when you have a brand new hood being developed.

A court challenge for what? Nobody did anything wrong except the last appraisal company. It could even have been a typo for all we know. We didn't have a downturn in 2017. If anything, our country was doing much much better under President Trump.

Agent has zero to do with appraisals. It’s done by a 3rd party appraisal company hired by the lender generally.
