How Democrats and the Unions they Love Kill Jobs, Economies and whole cities if you let them -- a cautionary Tale

"Assemblyman Lopez and Senator Lanza have introduced a bill imposing prevailing wage on affordable housing construction, A.10387/S.7549. This bill is more expansive than the 421-a prevailing wage bill defeated last year, mandating prevailing wage on projects receiving any public financial assistance. While there is an exemption for smaller projects, below 80 units where 50% are affordable to 125% AMI, too many critical larger affordable housing projects either will not move forward, or will require double the public subsidy if prevailing wages are mandated. The bill is scheduled for a vote in Wednesday’s Assembly Labor Committee.

• Prevailing wage increases the cost of affordable housing construction by 30%, cutting the number of units produced in half, or requiring double the public subsidy.
• New York produces over 18,000 units of affordable housing every year, supporting over 30,000 jobs during construction.
• Prevailing wage mandates could cost New York 15,000 new jobs and 9,000 affordable housing units annually.
• A report issued last week by Columbia University found New York’s prevailing wage system is significantly overcharging taxpayers for infrastructure and other public works projects, with wages up to twice the market wage. The study concludes that New York’s prevailing wage methodology is likely invalid and noncompliant with state law. "

In an effort to crush the local economy so that only their Union backers benefit, the Democrats are hurting housing affordability for the very people they claim to support
