Um, from your link Park 51 agrees they OWE nearly a million in back rent, $881,519. Again what is the going rate and does their lease allow for rent to be raised retroactively?


Court papers show that the appraised price for the Con Ed property is $10.7 million. But Gamal contends Con Ed’s math was faulty when it calculated the rent, saying it owes only $881,519 in back rent and should have to pay $25,875 a month going forward.

So Park 51 has been fighting this increase and that is why there is a retroactive increase.

According to court documents, Park51 has exercised an option to purchase the Con Edison portion of the site for $10.7 million. The center says it has been paying $2,750 a month -- minuscule by New York standards -- under its initial lease. The rent was to be recalculated based on the market value of the property after it renewed the lease in 2008, but disputes over the appraisal lasted until this August.
